Woodbine has the lowest average property tax bill in South Jersey, and all seven counties come in under the New Jersey average of $10,340.
Short answer: Woodbine. The state's 2025 numbers put the average homeowner's property tax bill there at $2,101, the lowest of any South Jersey town in the state's report.
The New Jersey average for 2025 was $10,340. Every one of our seven counties came in under that. Here's each county's average bill, straight from the state's report:
- Cumberland: $5,046
- Cape May: $6,497
- Salem: $6,912
- Atlantic: $7,049
- Camden: $7,766
- Gloucester: $7,889
- Burlington: $8,197
The lowest average bills in South Jersey:
- Woodbine: $2,101
- Camden: $2,167
- Lower Alloways Creek Township: $2,601
- Commercial Township: $3,010
The highest:
- Tavistock: $38,393
- Haddonfield: $17,761
- Longport: $13,601
- Chesterfield Township: $13,321
Before anybody panics about Tavistock, the state counts just 3 residential properties there. So it's less a town average and more three very specific tax bills. Haddonfield, with 4,113 counted, is the real top of the list.
Out of the 167 South Jersey towns the state gives a figure for, 19 are above the state average and 147 are below it. One lands right on it: Pilesgrove Township's average bill is $10,340, exactly the statewide number.
Keep in mind this is an average. Your own bill depends on your home's assessment, so your neighbor's bill and yours can be pretty far apart.
